Stone steps leading down to the property from rear parking spaces.

Ground Floor:
Front door to entrance hallway leading to kitchen, dining room and stairs to first floor.
Kitchen with 6-ring gas hob and range oven, large fridge/freezer, washing machine, full size dishwasher, microwave, kettle and toaster. Kitchen seating area with raised table and high stool seating for 6.
Dining room with table and seating for 8. The table can seat up to 12 if additional chairs are moved in from one of the other rooms.

First Floor:
Living room with 1 x large 3-seater sofa and 2 x 2-seater sofas, flatscreen television with digital BT box, Bluetooth Amazon Alexa device and door leading to front river facing balcony.
Master bedroom with 5ft king size bed, television with digital box and door leading to front river facing balcony.

Bedroom 5 with 5ft king size bed.
Bedroom 6 with 3ft twin beds, built in cupboards and door leading to ensuite shower room.

Ensuite bathroom with walk-in shower, WC, hand basin and heated towel rail.
Family bathroom with bath and shower over, WC, large hand basin and heated towel rail. This bathroom may be accessed from both the communal living area and from the bedroom 4.

Laundry room with additional washing machine and separate tumble dryer. This room can be accessed from a doorway off the first-floor landing or externally from the rear of the house half way down the steps from the parking space and through the door on the right-hand side.

OUTSIDE
The property has landscaped terraces to the rear and side of the building. To the rear guests will find a raised patio area with seating for 8 along with a couple of smaller spaces with seating for 2. To the side of the building there are two paved patio areas with seating for 6 or more. There is also a balcony on the first floor and two small balconies on the top floor.

PARKING
The property has two private off-street parking spaces. One space is situated in a garage signed Halcyon to the rear of the property whilst the second space is next to the garage and signed The Holt. Please note the second space may not be suitable for some larger cars with approximate measurements being 5700mm x 1850mm at its shortest and narrowest.

Internet and Telephone: Wi-Fi available free of charge. No landline telephone available. Mobile reception generally good but please check with your provider prior to booking.
