For the first time this beach house is available for holiday lets and the new owners have made a wonderful home to relax in and enjoy the sea; at high tide it comes barely thirty feet from the deck. The house has 4 bedrooms, 1 with a super king bed, 1 with a king bed, 1 with a double and 1 with a king bed and single.

It has arguably the best location on the beach, nestled next to the sand dunes at the end of a private unmade lane. The house has four double bedrooms, two bathrooms and a sitting room with a wood burning stove, pool table and baby grand piano. The house is furnished with antiques and beautiful art.

Downstairs is the large kitchen; cooking for large groups on the semi professional Lacanche range cooker is easy with two electric ovens and five gas burners including a wok burner and a griddle. There is a large Maytag American style side by side fridge freezer with a water dispenser and ice maker so you need never run short of ice for drinks. The kitchen also has a Dualit toaster, microwave, bread maker, dishwasher, double sink and washing machine.

The huge L shaped sitting room faces the sea with windows on three sides and double doors leading out onto the deck. If you prefer convenience the house has full central heating from old fashioned column radiators but you may want to light the wood burner just to watch the flames flicker. To create a really magical atmosphere light the room with candles in the lanterns, hurricane lamps and on the wrought iron wall sconces. The antique table seats eight and there are three sofas and a rocking chair to relax in (which can always be taken out onto the deck with a book and a rug, even in winter). There is a flat screen 32" tv with freeview, dvd and vcr, hundreds of movies to watch, cds to listen to, shelves full of books to read and board games to play. That is if you can drag your guests away from the pool table or a singsong round the baby grand.

There are two loos and a bathroom downstairs so you need not go upstairs to change out of wetsuits or swimming gear. The owners have even provided a selection of body boards and wetsuits, frisbees and a kite called Fergal for you to play with! Outside is a table that extends to seat twelve, steamer chairs, a firepit and a large BBQ in a wheelbarrow.

Upstairs are four double bedrooms, three with sea views; the master bedroom has a huge six foot maple wood bed facing the sea and candles on the walls. The second bedroom has a beautiful king size wrought iron bed looking out to sea and mahogany furniture. The third bedroom has a brown leather double bed and stunning views over the dunes to Rye bay. The fourth bedroom has low twin beds perfect for children. Upstairs is a shower-room with great water pressure and the third loo. Some of the rooms have Roberts radios and all have small colour TV's.

With flames dancing in the fire and the sea making its way up the flat sandy beach only steps from the deck, this is a very special house indeed.
