Fabulous large luxury barn conversion located inland from Hastings in Sussex which sleeps families of up to 15 people (13 adults and 2 children) plus 2 infants. There is also the possibility to add an extra child on the futon at a charge of £30. It is located between the pretty Kent villages of Goudhurst and Marden, and is the perfect location for exploring Kent and all that it has to offer. The house is set in a rural location surrounded by beautiful countryside and with a large mature garden.

The house is full of character with traditional beams, original fireplaces, working Aga and a quirky hidden staircase. It has been refurbished to a very high standard, with a smart boutique hotel feel, a mix of antique and contemporary furniture and artwork, together with a beautiful, modern kitchen and stylish bathrooms.

All the main bedrooms are very luxurious and have that wonderful sumptuous hotel feel to them.

The house is situated between the villages of Marden and Goudhurst and is ideal for travelling to the towns of Cranbook, Tunbridge Wells, Maidstone and the glorious variety of countryside and beaches in Kent that can be easily reached from here; as well as gardens, castles, award winning vineyards and numerous good pubs and restaurants.

Ground Floor

Front door leads into the main reception hall.

As soon as you walk through the door you get a sense of how sumptuous Tanner House is! This spacious area has an open fireplace, and offers a mixture of comfy chairs, and an elegant round table full of magazines to browse.

To the right of the hall is the large family kitchen and dining area. The modern, fully equipped kitchen includes everything you need to enjoy your stay, from cooking a full roast dinner to baking a cake. There is an original Aga, but also an electric oven, electric hob and a microwave. There is a dishwasher, large fridge, separate freezer, Nespresso machine, cafetiere, and wine chiller. The large breakfast bar with four stools is the perfect spot for chatting over a glass of wine whilst cooking dinner. The dining table seats 12 and there are French doors leading out onto a secluded patio garden with a table, chairs and a BBQ overlooking a large garden.

The large family room at the opposite end of the house is an ideal space for relaxing with the family at the end of a busy day. There are two large comfy sofas, a wood burner, a 47 inch TV and DVD player, a desk area with two chairs and a small toddler table and chairs for little ones to play with. There are also a selection of DVDs, magazines, toys, games and even a pin ball machine for rainy day entertainment.

For adults there is also a more formal sitting room with two sofas, and an antique leather armchair. This is a lovely relaxing room for chatting over a glass of wine in the evening or curling up on the sofa with a good book!

Doors off the hall also lead into a separate boot room which has a rear entrance from the garden. The boot room is the perfect spot for leaving muddy wellies and coats after long country walks. There is plenty of storage for coats and boots and also a small sink. Next to the boot room is the utility room with a downstairs toilet, washing machine and dryer.

First Floor

All the bedrooms are luxurious and elegant and have been furnished to a very high standard. All bed linen is white hotel quality with high thread count linens and soft fluffy towels.

The first super-king size bedroom is situated at one end of the property, with a super king size bed, bedside table, bedside lights, hairdryer, large mirror, and chair. There is ample storage within the room with built in wardrobes. There is a large en-suite with a double basin, WC, huge power shower and a separate bath with hand held shower - ideal for taking a long hot soak with views over the garden.

Second king size bedroom, furnished beautifully with a king size bed, bedside tables and lights, comfy chair, chest of drawers and a mirror. There is also a spacious en-suite with large power shower, separate bath with hand held shower, heated towel rail, basin and WC.

Third bedroom has a king size bed, bedside table and lights, large wardrobe,and a comfy chair.

Fourth bedroom with king size bed, bedside tables and light, chest of drawers. There is also small en-suite with shower, WC, basin, mirror and heated towel rail.


Second Floor

Stairs from the landing are accessed via a door which lead up to the children’s bedrooms which are situated in the eaves of the property.

Twin bedroom with two comfy full size single beds and a fixed cot (Please provide your own linen) There is also a small toddler table and chairs.

Second family bathroom with a bath and overhead shower, WC, heated towel rail and basin.

Bunk bedroom with full size bunk beds (only suitable for children), a small toddler cot bed (only suitable for children under the age of 3 yrs) and a sofa futon suitable for a child. Please note that there is a £30 charge for the futon.

Triple bedroom with three full sized single beds, a bedside table with lamps and a 21 inch TV with DVD player.

Garden

The garden surrounds the property and the patio area outside the kitchen is a sun trap and ideal for BBQ’s and sitting outside at any time of the day. There is also a large unfenced pond on the neighbouring property.

This house is a large family home beautifully restored and refurbished by the current owners who regularly use the property as a base to entertain friends and family in the country.

Additional amenities

Two separate patios to the side of the property. One with an outdoor table tennis table and one with dining table, six chairs, large parasol plus double bed lounger and charcoal barbecue.

Selection of magazines and DVD's, board games, pin ball machine, cafetiere, Wi-Fi. Cot, stair gate and high chair available on request (linen not provided for the cot).

Booking information

Strictly no smoking in this property. No dogs accepted at this property

Prices include bed linen, towels, all utilities, pre-arrival and departure cleaning. The changeover day for weekly bookings is Friday in high season. Other start days may be possible on request in the low and mid-season. Short breaks may commence on any day.

There is a £30 booking fee per holiday and a £1000 security deposit is required prior to arrival which can be pre-authorised on a credit/debit card. There is also the possibility to add an extra child on the futon at a charge of £30.
